Santa Monica Proper Hotel
Designed by Kelly Wearstler across 263 rooms, with a rooftop pool overlooking the ocean a few blocks from Santa Monica Beach. The wellness program is genuinely serious — Surya Spa, a Recovery Suite with cold plunge and red light therapy, rooftop yoga, and a full fitness center — positioning the property as much as a wellness retreat as a beach-adjacent stay.
The Rest of the Proper Portfolio
Austin, Downtown L.A., and San Francisco Proper round out the current lineup, with Palm Springs, Dallas, Lake Tahoe, and a Miami residence development in the pipeline. Each property is designed individually but shares Proper's signature blend of style-forward design and hard wellness infrastructure.
ARRIVE by Palisociety
A five-property (soon more) collection in Austin, Memphis, Palm Springs, Wilmington, and Albuquerque — acquired by Palisociety in 2021. The brand is built around "low-key luxury": no traditional front desk, text-based service, and design pulled from local artists and makers rather than a standardized template. ARRIVE Palm Springs runs 32 rooms with a first-come pool and cabana setup, bocce court, and free bikes — a genuinely different register from Proper's polished wellness-resort feel.
